Tell us about your property.
ANNO DOMINI 1716 Apartments, located in Marktheidenfeld, currently offer 14 rooms and apartments. I fully renovated the buildings in 2018 and completely restored and modernized two historic outbuildings.
Each apartment is uniquely designed, filled with artwork and special details, to stand out from standard hotel rooms. Thanks to our proximity to major companies, we primarily focus on business travelers and corporate teams who regularly stay with us for training sessions.
About 80-90% of our bookings come directly from these clients, while 10-20% are generated via OTAs like Booking.com, depending on how much we need to fill vacancies with tourists during certain periods.

Since when have you been using Smartpricing, and what problem were you looking to solve?
When I first came across Smartpricing, I was already open to trying out this kind of pricing strategy.
I wanted to avoid the hassle of constantly having to rethink my rates every time a tourist inquiry came in—"What price should I set now?"
So, we set up the software in June 2023.
How was your experience switching over?
On the very first day, as soon as I passed along the room details to the team, everything went live. I thought, "Look at that—they already know when our local holidays and festivals are." The system picks up on all of that really well.
At first, I was a little thrown off. I looked at the prices and thought, "Wait, am I in South Tyrol or something?" But it worked.

How did you manage your pricing before Smartpricing?
Before Smartpricing, I adjusted prices manually, based on occupancy, market comparisons, and my own experience.
It was very time-consuming, especially since we don’t have standard room categories—every apartment has its own unique rate.
What convinced you to choose Smartpricing?
It was the ease of use and the immediate, visible results that convinced me. In the first two weeks alone, I generated noticeably more revenue—that was all the proof I needed that the system works.
I also appreciate that the algorithms are constantly monitoring the market and adjusting prices automatically.
Even in cases of unexpected vacancies, I can react quickly and secure new bookings.
Last year, for example, we had a situation where a client had to reschedule. Two and a half weeks before the booking, during peak travel season, several apartments suddenly became available. So, I lowered the prices in Smartpricing, and sure enough, the units were booked again via Booking.com or Expedia. In the end, it turned out to be the strongest revenue month of the year.
What results have you achieved with Smartpricing?
Since introducing Smartpricing, we've seen an average ADR increase of 6%. Plus, our rates now consistently stay within +/-15% compared to our key competitors, which shows how effectively Smartpricing’s algorithms adapt to market conditions.

What do you like most about Smartpricing?
I really like the layout of the dashboard—it’s clean and easy to navigate.
And then, of course, the pricing philosophy itself: the ability to adapt strategies depending on the situation. You could easily get creative and tweak things every day if you wanted to, but I trust that the algorithm is working behind the scenes.
So, I just check in when I know I might have gaps in a few months, adjust the prices for that period—and it takes me less than five minutes.
