Tell us about your property
Our hotel is entirely based on a green philosophy. What makes it unique is its wooden construction (we’re the first wooden hotel in all of Italy) and its low energy consumption.
The hotel is located at the foot of Monte Brione, one of Riva del Garda’s main attractions, where hikers start their adventures. Our primary guests include hikers, families, and cycling enthusiasts.
The hotel has 11 apartments and 15 rooms, each designed around the four elements of nature (air, water, fire, earth).
We also offer amenities like a pool, e-bikes, a 1,200 square meter underground garage, and many other exciting features. These have been gradually added over the years, thanks to the support of my family, who have been in the hospitality industry for over 40 years.
How long have you been using Smartpricing, and how were rates managed before?
I was one of the first to adopt Smartpricing, starting in 2018–2019. Before that, my staff and I managed rates entirely manually.
We spent 2–3 hours every day reviewing, updating, and analyzing pricing strategies.
Thankfully, I’ve now delegated this task to Smartpricing, freeing up those 3 hours daily that were previously consumed by rate management.
What challenge were you looking to solve?
For many years, I had one specific need: I wanted to spend as little time as possible managing prices. Unfortunately, without software, that was impossible.
Manually calculating rates requires constant analysis of several factors, including weather changes, competitor activity, and new events nearby. All these impact occupancy demand, so optimizing rates under such conditions is crucial.
My challenges didn’t stop there.
Our property is listed on multiple channels, which meant that before Smartpricing, I had to manually update prices on each sales channel—a massive task.
Now, thanks to Smartpricing, this entire series of problems has been resolved.
What results have you achieved with Smartpricing?
I’ve gained more free time.
Now, in the evenings, I have extra hours to spend with my family or handle other tasks at the front desk.
