Tell us about your property

I own a small seasonal hotel with 20 rooms in Rimini.

When I took over, it was like many other properties in the city, but I transformed it into something unique. Every room has a different color theme, with handmade and restored furnishings.

Eight years ago, I closed the kitchen and now only offer bed and breakfast services.

How did you manage rates before?

I managed them myself and already used dynamic pricing.

I’d taken revenue management courses, but some aspects were still difficult to understand and apply.

I realized I was selling at prices that were too low, both in high and low seasons, and I couldn’t predict peak demand on my own.

What results have you achieved with Smartpricing?

Revenue for July, August, and September 2021 improved significantly (+40.62% compared to 2020, +3% compared to 2019), while my workload decreased significantly.

It also helped me fill rooms during the week and continue selling when the low season arrived.

What about ADR?

Like revenue, ADR also increased. During August, I was able to sell at higher prices.

Has Smartpricing saved you time?

Absolutely, especially in a small hotel like ours where there are just three of us, including night shifts.
