Tell us about your property
Borgo San Faustino is a Country Relais nestled in the Umbrian countryside, just minutes from Orvieto. It’s the result of a conservation restoration of the historic Vogorides Ruspoli estate, dating back to the 1800s and spanning approximately 250 hectares of land.
We are open year-round and offer twenty-two rooms, including Standard, Superior, and Suite options, all housed in stone farmhouses furnished by master carpenters from Orvieto.
In addition to the romantic and relaxing atmosphere throughout the Relais, our guests can enjoy two outdoor pools with a jacuzzi, a spa, and the Borgo del Gusto restaurant, which serves regional specialties with farm-to-table products from our agricultural estate.
Our clientele is primarily leisure travelers, though we frequently host corporate meetings and are growing as a wedding venue, supported by our adjacent facility, Villa Laura.

How did you manage rates before Smartpricing?
We relied on a fixed price list set at the beginning of the year. Then, based on input from our commercial manager and director, we reviewed prices and overall performance to make small adjustments.
Everything was done manually, and we couldn’t review prices daily. Typically, it was a weekly cadence, and price changes were always short-term adjustments within that week.
Why did you decide to try Smartpricing?
We realized that daily price reviews weren’t impossible, but they would require a dedicated person. Monitoring the market, making comparisons, and updating rates takes a lot of time.
Then we came across Smartpricing and did a personalized demo with one of your consultants. Management immediately recognized the potential and proposed it to ownership, but it took a year before we started using it.
We were coming out of the post-pandemic confusion, and ownership preferred to observe how the high season performed before testing Smartpricing during the low season.
What was your first impression of Smartpricing?
The trial period was crucial for tailoring Smartpricing to our exact needs and for us to get comfortable with the platform.
We appreciated how easy it was to use, but what struck us most was the wide range of factors considered for price adjustments. For a property like ours, accurately assessing the impact of local events wasn’t something we could take for granted.

How has your work changed with Smartpricing?
We continue to sell rooms well and at much better prices than our own. We’re waiting for the season to end to make a detailed evaluation. Smartpricing not only helps us maximize weekends but also optimizes midweek bookings perfectly.
Another positive aspect is the time saved. Previously, reception had to take directions from the commercial manager and director, conduct the necessary checks, and adjust prices accordingly. Now, the process has completely changed—we just log into Smartpricing to review everything.
