Tell us about your property

I purchased the property in 2001 after it had been closed.

It consists of seaside apartments in Ostuni (BR), featuring one-bedroom units with kitchenettes.

We mainly operate during the summer season, from April to October.

Now, our sales perspective is completely different and much more intuitive. We understand demand trends, calculate margins better, and determine whether it's more beneficial to sell at a higher or lower price.

How long have you been using Smartpricing?

We started using Smartpricing in early 2020, just before the Covid pandemic.

How did you manage rates before?

We used a classic standard price list with weekly rates, and that was it.

Occasionally, we applied discounts for longer stays or early bookings, but nothing significant.

What challenge were you looking to solve?

Primarily, we wanted to sell during the low season, outside of July and August.

Additionally, the static pricing list we used was no longer aligned with the market and didn’t deliver the results we hoped for.

That has also improved significantly: +12.9% in August 2021 compared to August 2019, and +28.1% in September 2021 compared to September 2019.
