Tell us about your property
Scorci di Mare is located in Riomaggiore, in the heart of the Cinque Terre National Park. It’s one of the most sought-after guesthouses in the village due to its prime location: a historic 14th-century building with an unparalleled view of the sea.
Ninety percent of our bookings come from OTAs, but that doesn’t change our nature. I always personally meet our guests at the train station or parking lot, and while accompanying them to their accommodation, I enjoy sharing insights about Riomaggiore and offering helpful tips. Our approach to hospitality is deeply rooted in building personal connections.
We decided to trust the algorithm’s capabilities, and we’re thrilled because it has followed our logic and needs exactly. We’ve managed to raise prices while maintaining differentiated, appropriate rates for every day of the week and season.
How did you handle pricing before Smartpricing?
With great difficulty! I used to set a price for each room type—about ten different prices—and adjusted them by season. But they remained fixed; I couldn’t possibly update them daily. Moreover, it would have been pointless since I couldn’t factor in all the market variables.
