Tell us about your property

Tankara Suite consists of two apartments and ten rooms spread across four buildings in the heart of Rome.

Our client base is diverse, with 90% leisure and 10% business travelers, primarily Americans, Canadians, and New Zealanders.

Previously, my rates were always the same, and while the rooms were full, revenue didn’t grow because I wasn’t leveraging market fluctuations effectively. Thanks to Smartpricing, I started proposing more profitable prices, even managing to counteract rising costs over the past few months.

How long have you been using Smartpricing? How did you manage rates before?

I began using Smartpricing in November 2021.

Before that, I handled pricing manually, setting rates month by month based on booking history.

I didn’t update prices daily unless I had unsold rooms I wanted to fill.

What challenge were you looking to solve?

My pricing strategy was focused solely on maximizing occupancy by setting rates lower than my competitors.
